A few essentials that help keep the process moving.

Keep your credit and finances steady

A score of 680 or higher opens the best rates, so keep balances low and avoid new credit applications, big purchases, or job changes mid-approval. Hold steady until your mortgage funds.

Gather your documents early

T4s, pay stubs, a letter of employment, proof of down payment, and ID may be requested. Having them ready speeds everything up.

Get pre-qualified first

A pre-qualification locks your rate for up to 120 days and estimates what you could afford. It is not an approval, so include a condition of financing in your offer.

Down payment and closing costs

Gifts from family are allowed with the right paperwork. From 5% on your first home to 20% on investment properties, this journey is possible. For closing costs please budget for land transfer tax, legal fees, appraisal, and title insurance.

Brandie Maher

A new journey, guided with intention.

I'm Brandie Maher, a licensed Mortgage Agent, Level 1 in Ontario, Canada, practising under Team Borle at Mortgage Architects. I came to this profession because I am a single mom who faced the challenge of buying a home after my separation, after years as a stay-at-home parent. I truly understand what it is like to try and get a mortgage with the odds against you.

Before this, I spent 20 years in the Film and TV industry as an accountant, so I know how to read the numbers and keep a file precise under pressure.

Behind that personal service sits the full strength of Mortgage Architects, one of Canada's largest brokerage networks, and the seasoned underwriting experience of Team Borle.

Asked plainly.

This is dependent on each lender and the time of year. Getting your documents in and ensuring that they are what is needed is key. I prepare your file to lender standard the first time, so we avoid back and forth.

Yes. Many of my clients come to me mid-transition. With the right documentation and a clear picture of your income and obligations, a separation is a circumstance I work through regularly, not a barrier.

Self-employed applicants have strong options. I'll walk you through stated-income programs, the documentation lenders want to see, and how to position your file so your business structure works in your favour.

For most standard residential mortgages, my services are paid by the lender — not you. In rare cases involving private or alternative lending, any fees are discussed openly and agreed upon before anything moves forward.
